The land is ‘safeguarded for future development’ but not allocated within the Shropshire Local Plan (2016). Our aim is to achieve a housing allocation in the upcoming Local Plan Review. HIMOR beat off stiff competition from housebuilders to secure the site, as we were able to provide examples of the increased land receipts by taking the site to the open market for sale.

Handforth, Cheshire East

The draft Local Plan had been prepared at this point but did not propose allocation of the site. HIMOR moved quickly to instruct the necessary technical work to support an allocation and lobbied the Local Authority, resulting in a draft housing allocation in March 2016. The site was released from Green Belt in July 2017 on adoption of the Local Plan and an application was submitted swiftly thereafter, leading to an Outline Consent in October 2017. Terms have been agreed with a housebuilder and an unconditional sale is due to complete by April 2018.

As a function of the shortfall of housing land supply in Cheshire East, HIMOR was successful in achieving Outline Consent in 2017 for 29 units following a Planning Appeal at which we successfully addressed perceived access constraints. The site was sold in February 2018 to Duchy Homes.
