HIMOR’s Land Team identify medium and long-term development opportunities and collaborate with landowners to deliver them.

Our approach is different to other land promoters – we create genuine relationships with landowners and focus on providing the best quality service to them. This means being flexible in the way we work, offering both Planning Promotion Agreements (PPAs) or Option Agreements.

We simply aim to maximise value. We do this by delivering market-optimised planning consents and executing disposal strategies that realise the highest possible price.
Our experience leads us to focus on creating effective partnerships with local planning authorities and communities. This allows us to deliver the best development solutions and efficiently navigate the planning system.

Our team has as enviable track record in delivering viable planning permissions on complex sites. We work with a variety of landowners throughout the UK, including family trusts, corporate institutions, farmers and private individuals.

    Land Promotion HIMOR secured a Planning Promotion Agreement with the landowners in 2017. The site is now being promoted for the development of up to 115 residential units. The land is ‘safeguarded for future development’ but not allocated within the Shropshire Local Plan (2016). Our aim is to achieve a housing allocation in the upcoming Local Plan Review. HIMOR beat off stiff competition from housebuilders to secure the site, as we were able to provide examples of the increased land receipts by taking the site to the open market for sale.

    Land Promotion HIMOR is promoting a 52-acre Green Belt site in a sustainable location on the western edge of Bramhall Village by way of a Planning Promotion Agreement. It represents an ideal urban extension and the proposals offer significant new areas of green open space which will be accessible to the public. We are currently seeking the release of the site from Green Belt and its allocation for residential development through the Greater Manchester Spatial Framework.
  • Great Barr, Sandwell

    Land Promotion HIMOR acquired the freehold interest of this 67-acre Green Belt site located just north of J7 of the M6 in Great Barr in 2014. The site is being promoted for a sustainable mixed-use development of residential and employment uses that will create jobs and help to meet the major housing land shortfall across the West Midlands conurbation. An allocation is being sought as part of the Black Country Core Strategy Review.
  • Handforth, Cheshire East

    Land Promotion HIMOR secured a Planning Promotion Agreement on a Green Belt site in Cheshire East in June 2015. The draft Local Plan had been prepared at this point but did not propose allocation of the site. HIMOR moved quickly to instruct the necessary technical work to support an allocation and lobbied the Local Authority, resulting in a draft housing allocation in March 2016. The site was released from Green Belt in July 2017 on adoption of the Local Plan and an application was submitted swiftly thereafter, leading to an Outline Consent in October 2017. Terms have been agreed with a housebuilder and an unconditional sale is due to complete by April 2018.

    Land Promotion HIMOR has secured an option agreement on this 20-acre site, which is currently designated as Green Belt. HIMOR is arguing that the land is a sustainable in-fill site that can deliver up to 180 new houses and much needed car parking for the nearby Meols train station.

    Land Promotion HIMOR secured a Planning Promotion Agreement for the site in 2013. The site is 58 acres and is identified as ‘Open Countryside’ in the adopted Local Plan. On behalf of the landowner, HIMOR is promoting the site for residential development.

    Land Promotion HIMOR secured a Planning Promotion Agreement Based on this Green Belt site in 2014. The site is now proposed to be allocated for residential development in the draft Greater Manchester Spatial Framework. The site has the capacity to deliver close to 300 new residential units. HIMOR is working closely with the Local Authority and neighbouring landowners to complete the release of the site for development.
  • Winterley, Cheshire East

    Land Promotion HIMOR secured an Option agreement for a 5 acre in Winterley in 2014 identified as Open Countryside in the Local Plan. As a function of the shortfall of housing land supply in Cheshire East, HIMOR was successful in achieving Outline Consent in 2017 for 29 units following a Planning Appeal at which we successfully addressed perceived access constraints. The site was sold in February 2018 to Duchy Homes.
